Bad credit? Don’t panic! You still have mortgage options

If your bank said no, that doesn’t mean your dream of owning a home is over…

… It just means you might need to look at different mortgage options. Many Canadians don’t realize there’s much more to the mortgage world than just the big banks. They’re just the tip of the mortgage lender iceberg. If your credit is tricky, that’s where B lenders come in. [TLDR? Jump to video]

What is a B lender?

A B lender (also known as an alternative lender) offers mortgage solutions for clients who don’t meet traditional mortgage guidelines.

That could include people who:

These lenders look at your whole financial picture — not just your credit score. They’ll consider your income stability, your down payment, and how you’ve been managing your finances recently.

Why B lenders can be a smart bridge

Think of a B lender as a stepping stone. They’re a short-term step that helps you become a homeowner now, while you keep working toward A-lender approval in the future.

You can build equity in your home, continue rebuilding credit, and eventually refinance into a better rate mortgage when the timing is right.

For many of my clients, this has been the key to finally moving forward after years of feeling stuck.

How do you know which lender is right for you?

That’s where working with an experienced mortgage broker makes all the difference.

A good mortgage broker (like me!) works with both A and B lenders, understands what each one is looking for, and can match your situation with the right option, without you having to apply all over town. Even more importantly, a reputable mortgage broker will help you understand the numbers behind each option, so that you can make an informed choice.

Every file is different. It’s about finding the lender who fits you.
